Worst-case head sits at 6,050 mm AFL on the open-edge row, leaving 1,400 mm clearance over a 4.65 m international HGV. The 6.3 m haunch agreed at 27/04 is confirmed adequate. Layout: 27 K-80 heads on a 3 × 9 grid at 4.07 m × 1.75 m spacing (BS EN 12845 §13.4 max 4.0 m).
Pour A is cast pre-consent; Pour B is cast post-consent and post-CRE base-plate design. T16 shear dowels at 150 mm c/c provide direct mechanical shear transfer at the cold joint. Capacity check (Eurocode 2 §6.2.5) confirms 4.43 N/mm² capacity vs 0.076 N/mm² demand — comfortably satisfied.
Connection geometry through the existing 100 mm cladding panel. Per A5 C2, an intumescent fire-stop seal is added at the penetration to prevent fire spread to the existing NGL warehouse via the bracket route — pre-empts RC58 test (c) failure under the no-sprinkler outcome.
168-day programme from contract appointment 25 March 2026 to handover 13 November 2026. Critical-path items in red. Foundation Pour A targeted for week commencing 13 July 2026 under the B7 Option 2 early-foundation strategy.

Ten decisions are required from Northgate Logistics (via Apex) to release the next stage of design and convert Provisional Sums into fixed scope. RAG status reflects urgency at the date of issue (27 April 2026).
RC58 four-test framework. Drives the AW 2.02 scope question — full sprinkler design provide or retract.
Drives sprinkler pipe sizing and AMAO design.
Gates the no-sprinkler outcome. If NGL cannot guarantee no dwell, sprinklers stay in.
Gates the fire-route mitigation framework for the planning narrative.
Answers the AI-05 scope question. Drives roof load + foundation calc + thermal envelope.
Locks Pricing §2 spec. DPIA process is a separate 4-6 week stream.
