Project Background

Kettlewick College at Kettlewick is a Grade II* listed, operationally-live officer-training establishment of the Royal Navy. The Malthouse Block boiler house in Building B99 serves the principal accommodation block via primary LTHW circuit and DHW secondary. The existing plant — five Wessex boilers, two Hamworthy DHW generators and Nalco pressurisation equipment — is end-of-life and requires complete replacement.

Project Objectives

  1. Restore Malthouse Block to a reliable, long-term heat-source baseline. Replace end-of-life Wessex / Hamworthy / Nalco plant with new IDEAL cascade per SDS design.
  2. Maintain heating and DHW continuity to the live, occupied building throughout the works, via the GB-provided temporary boiler.
  3. Deliver the works safely under Grimshaw & Bolt's CDM 2015 Principal Contractor framework — zero RIDDOR incidents.
  4. Achieve Practical Completion by Friday 9 October 2026 within the agreed 14-week site possession window.
  5. Achieve PC at the agreed fixed sub-contract sum of £481,954.33 (excl. VAT, baseline specification).
  6. Hand over a fully commissioned, fully documented installation to Kettlewick Estates with a 12-month Defects Liability Period.
  7. Maintain heritage / conservation sensitivity — Grade II* listed estate.

Pricing Lock-In Strategy

IDEAL OEM 3.5 % price increase is scheduled for end-May 2026 (per SBS Quote 18-SQ0023969 Ver 1). Order placement is therefore scheduled for Friday 29 May 2026 to lock pre-rise pricing. Letter of Intent issuance by 11 May 2026 is required to enable this lock-in. If LOI slips past 22 May 2026, the 3.5 % rise is recoverable as variation under Provisional Sum I7.1.
