TKT-2026-03847 — Roof leak, Aldgate Central Library (3rd call in 7 months)
SITE
Aldgate Central Library, 14 Corporation Street, M4 2FB. Grade II Listed
SCOPE
Remove and replace corroded lead flashing at northeast valley gutter (approximately 2.4m run). Strip existing temporary repairs (felt patch from Oct 2025, silicone sealant from Jan 2026, flashing tape from May 2026). Install new Code 5 lead, dress into existing slate courses. Reinstate any disturbed slates. Apply patination oil to new lead. Internal ceiling tiles already replaced under TKT-03847.
JUSTIFICATION
3 reactive calls in 7 months on same roof section. Cumulative temporary repair cost: £531.10. Each call disrupts the library (public area closures, carpet damage, electrical isolation). Temporary repairs are no longer effective — the lead is corroded at the lap joint. Permanent replacement is the cost-effective and building-preservation decision.
CONSENT
Listed building consent required. Application to be submitted by Aldgate BC planning department. Sentinel FM to provide: scope description, method statement, materials specification (Code 5 lead, matching existing), and photographs of existing condition. Consent application target: 23 May 2026.
ESTIMATED COST
Materials: £600 (Code 5 lead sheet, fixings, patination oil, slate clips).
Labour: 2 days × £480/day = £960 (specialist lead worker + mate).
Access: scaffold/tower — £240.
Total estimate: £1,800. Subject to variation approval per Contract Schedule 6.
TARGET
8 weeks from consent grant. Interim: temporary flashing tape repair (TKT-03847) holding — next review 6 June.
STATUS
Awaiting listed building consent. Scope and method statement submitted to Aldgate BC planning 20 May. Expected consent decision: 4–6 weeks.
