DIAGNOSIS
Failed lead flashing at northeast valley gutter. The existing silicone sealant repair (from Jan 2026, TKT-02891) has cracked and separated from the lead at the lap joint. The underlying lead flashing is corroded — approximately 600mm of degraded flashing allowing water ingress during heavy or sustained rainfall. This is the root cause of the recurrent leak (3rd call in 7 months). Temporary repairs are no longer effective. The flashing needs full replacement.
