14 Weeks On Site — Three Phases

The construction programme runs from site possession on Monday 22 June 2026 to Practical Completion on Friday 25 September 2026. The project is structured as three overlapping phases with sectional completion — L6 (reception floor) completes first, then L5, then L4. Ceilings, joinery install, M&E second-fix, lighting, floor finishes, paint, AV install. Sectional completions: L6 Wk 11, L5 Wk 13, L4 Wk 14. Commissioning runs concurrent with finishes.

PHASE 3 — COMMISSION & HAND OVER

Testing, Snagging & Handover

Wk 12–14 · 8 Sep – 25 Sep

M&E commissioning (witnessed), BMS integration with landlord, AV configuration, snagging, O&M documentation, tenant walkdown, handover. PC certificate issued 25 Sep.

03 · SITE LOGISTICS & COORDINATION

Operating in a Live Building

Floors 1–3 remain occupied by existing tenants throughout the project. All logistics must work within the constraints of a live, occupied commercial building with a single goods lift and shared loading bay. These constraints are contractual — breach of noise or access protocols triggers the landlord's step-in clause.

07:30–18:00 Mon–Fri. No weekend working without Building Manager approval (14-day notice).
NOISY WORKS

Test, Commission, Snag, Hand Over

Commissioning is phased to align with sectional completion. L6 commissions first (Wk 10), L5 next (Wk 12), L4 last (Wk 13–14). Each floor follows a four-step sequence: M&E testing, BMS point-to-point, snagging walkdown, handover sign-off.
