Twenty-four gaps and ambiguities identified during specification production. Each one is logged, owned, routed to the appropriate designer or tenant rep, and closed before the package issues. The seven open at end Wk 3 are tracked in the table below.
Showing 8 of 24 spec gaps; the 17 closed are not displayed. Two of the seven open items (SG-07 AV and SG-12 reception) are blocked behind tenant decisions and are escalated weekly. Stage 02 cannot close fully until SG-07, SG-12 and SG-04 are resolved — the others can carry into Stage 03 with workarounds.
Specifications describe what gets built. Design intent records why. For tenant-facing items — reception, meeting suites, tea points, finishes — capturing intent makes downstream decisions defensible: when a supplier proposes a substitute, we know whether it serves the intent or only the spec.
9 design intent items captured; 3 pending tenant input (DI-09 reception, DI-10 AV experience, DI-11 brand colour usage). All 12 will be issued as part of the Design Intent client deliverable (NG-DI-001-Rev1) at end of Stage 02 — alongside the Project Specification.
Eight physical samples and one full-scale mock-up scheduled. Sample sign-off de-risks specification: a signed-off sample becomes the comparator for delivered work, removing ambiguity at site.

Five samples signed off, three in review wk 4. Mock-up booked at meeting-suite glazing supplier's Bolton facility for Mon 9 Jun. Sign-off of mock-up is the gate event for Stage 04 procurement to commit large-value joinery and partition orders.
Specification produced in isolation produces clashes on site. The coordination tracker logs every cross-discipline issue between architectural, M&E and structural drawings — surfaced during specification and resolved before enquiries issue.
Six clashes logged at end Wk 3 — four resolved, two in progress. Coordination meetings held weekly Tuesday 14:00 between Built AI Design Manager, Trenholme architect, Lambourne Vance M&E, and Restall (fire) when relevant. Unresolved clashes block enquiry pack issue for the affected packages.

Approvals are routed once and tracked to the deadline that matters — usually the date the corresponding supplier enquiry has to issue. Items overdue are escalated to D. Marchetti (Pre-Con Lead) and to Cushman director level. Tenant-blocked items (AP-04, AP-03) are flagged in the weekly Cushman call.
Stage 02 closes when the Project Specification and Design Intent Document are issued, all major spec gaps are closed (or a workaround agreed), all sample sign-offs needed for procurement are complete, and design coordination clashes blocking enquiries are resolved.
A specification produced under structure — gap-tracked, intent-captured, sample-validated, coordination-cleared — is what makes Stage 03 enquiries land cleanly with suppliers. The two outputs of this stage (Project Specification and Design Intent Document) become the source of truth that everything else in the workflow points back to.
