02Project Context & Programme

Built AI Ltd has been awarded as Main Contractor (D&B) for the Cat-B fit-out of floors 4–6 at Northgate Chambers, Manchester (1,640 m² NIA). The project has a sectional completion structure: L6 by 7 Aug, L5 by 4 Sep, L4 by 25 Sep 2026. Joinery is on the critical path and order placement is required by Wk 6 (4 Jun 2026) to protect the L6 sectional date. Liquidated damages of £8,500 per working day per section apply.

03Detailed Scope of Works (DSW WP-05 Extract)

Manufacture, deliver and install architectural joinery as per shop drawings, with the following principal elements: meeting suite feature walls (96 m² fluted European oak), tea point cabinetry, full-height storage walls, cellular door sets matching feature wall finish. Refer to NG-DWG-A-02 Rev C and signed-off oak veneer sample SMP-01.

04Inclusions, Exclusions & Assumptions

Full inclusion / exclusion / assumption list provided in the DSW extract (Section 03). In summary: included — site survey, shop drawings, factory pre-fit, manufacture, delivery, install, snagging. Excluded — reception desk (separate package), AV equipment, electrical first fix, floor finishes, wall finishes, tenant appliances. Assumed — floor tolerances ±5mm (confirmed), wall finishes complete prior to install, goods lift available in booked slots.

RETURNS & EVALUATION

Like-for-Like Returns Matrix

Three packages have full returns and complete evaluations. Each return is normalised against the priced BoQ template, scored on technical readiness (sample, references, programme fit, commercial terms), and a recommendation made for Stage 04 procurement.

SEP-05 · WP-05 Joinery

Target: £148,500 · 3 returns · evaluation closed 1 Jun 2026

Supplier BoQ Total vs Target Programme Fit Sample References Tech Score Recommendation

Northbrook Joinery Plc
Stoke-based · 18 years trading · 64 staff
£162,800 +9.6% Confirmed Matches SMP-01 1 only
81

Recommendation rationale: Holroyd & Sons recommended on technical match (sample identical to SMP-01), confirmed factory slot, two strong references both for legal-sector fit-outs in the £100–200k joinery range. Price 1.5% below target. Castle bid 6% lower but proposes a substitute American oak veneer and signals a 2-week slip on factory commitment. Northbrook matches technically but is 9.6% above target without commercial justification.

SEP-10 · WP-10 Electrical, Lighting & Data

Concord Electrical Contractors
Warrington-based · 11 years · NICEIC
£256,100 −4.5% Resource concern Single source 1 strong, 1 weak
68

Recommendation rationale: Marlow recommended on combination of price (2% below target), switchgear order-readiness with their nominated wholesaler (Edmundson), three strong references, and confirmed BMS interface experience with the landlord's existing controls vendor. Concord priced lower but technical readiness scored low; Pennine priced higher and signalled a 12-week switchgear lead time which puts LL-03 procurement at risk.

SEP-07 · WP-07 Floor Finishes

Target: £94,300 · 3 returns · evaluation closed 4 Jun 2026

Supplier BoQ Total vs Target Programme Fit Carpet Stock References Tech Score Recommendation

Surface 360 Floors Ltd

Recommendation rationale: Threshold Floors recommended on confirmed Milliken stock availability (no indent risk), three strong references including two recent legal-sector fit-outs in central Manchester, and price marginally below target. Surface 360 priced 7.5% lower but stock and resource not confirmed; trade body absence reduces post-completion warranty position.

Evaluations in progress (5)

SEP-02 partitions, SEP-03 glazed partitions, SEP-09 mechanical, SEP-04 ceilings, SEP-01 strip-out — returns coming in this week, evaluations due to close by Wk 8. WP-06 reception, WP-08 accent finishes and WP-11 AV are on the parallel track.

Critical-path read: WP-05 joinery (Wk 6) is the binding constraint; one week's slip on this order pushes meeting suite install on L6 and triggers LDs at £8,500/working-day. WP-10 switchgear (Wk 7) is the second tightest. WP-06 reception is amber because design-lock has not occurred yet but the lead-time still allows commitment by Wk 8 if Cushman closes the brief on schedule.
