What gets installed. What stays warm.

Two parallel narratives: the boiler replacement on one side, the live hospital on the other. The replacement is built complete and tested before the live system is touched — the cutover is the only point where they intersect.

Mechanical scope

Two Hoval UltraGas® 2 D dual-module boilers (free-issue), low-loss headers per pair, ~750 kW plate heat exchanger for hydraulic separation, primary and secondary pumps, air/dirt separation, magnetic filtration, valves, balancing and commissioning sets.

Electrical, gas & flue

Twin-wall stainless flue suitable for condensing operation; redundant flues removed and penetrations made good. Six assumptions form the boundary of this RAMS. Each one is explicit so that — if any condition shifts on site — the change-control mechanism is obvious rather than implicit.

Plantroom access

Access, ventilation and existing incoming services are adequate for installation. Routes for handling boilers and ancillaries to be agreed with Estates pre-mobilisation.

Heating continuity

Heating continuity maintained via a client-supplied temporary boiler. Built AI provides the necessary connections within the included scope.

Out-of-hours cutover

Final changeover from temporary heating to new plant is planned as an out-of-hours operation under hospital coordination, with formal pre-notification.

Existing distribution

Existing secondary distribution (pipework, emitters, terminal units) is not altered beyond the defined connections at the new plate heat exchanger.

Asbestos & contamination

Plantroom assumed asbestos-free / cleared per management survey; any unidentified suspect material triggers stop-work and Estates referral.

Hoval Commissioning Engineer

09Sequence

Eleven phases, step by step.

Each phase has an objective, a numbered method and a mandatory note that gates progression. SMSTS supervision throughout; daily toolbox talks; Estates briefed at every shift-start.

Mobilisation & setup

Establish the works without disturbing the live hospital.
  1. Site induction with Estates; permit briefing; RAMS review.
  2. Confirm emergency arrangements, first aid points, fire muster, evacuation routes.
  3. Establish work area: barriers, signage, floor protection, route protection.
  4. Materials laydown agreed and signed off by Estates.
  5. Verify free-issue boilers and major plant: serial numbers, condition, documentation.
  6. Welfare and washing facilities confirmed.

No tools out until induction is complete and permits are live.

Temporary heating interface

Hospital remains heated throughout — verified before strip-out.
  1. Confirm temporary boiler plant status (client-supplied) and changeover plan agreed.
  2. Install/verify temporary connections within included scope.
  3. Function-test temporary arrangement with Estates witness.
  4. Confirm setpoints and stability; confirm fault routing to BMS.
  5. Sign off temporary arrangement as 'serving' before any removals begin.

Decommission & remove existing

  1. Drain down primary circuits as required; controlled discharge per site rules.
  2. Remove redundant boilers, pumps, ancillary pipework, redundant flue components.
  3. Segregate waste streams; remove from site under waste duty-of-care.
  4. Make safe and cap redundant services as needed.
  5. Photograph as-stripped condition before new install begins.

Recovered metals, insulation and electrical components recorded on waste transfer notes.

Hydraulic separation — LLH + PHEX

Build the heart of the new system before bringing the boilers in.
  1. Set out new plant arrangement; verify maintenance access and safe escape routes.
  2. Install low-loss headers with pipework supports, brackets, drains and vents.
  3. Install plate heat exchanger (DN100 primary/secondary) with isolation valves, strainers, thermometer pockets, drain/vent.
  4. Install primary and secondary pumps to design duty; verify rotation; isolations and flexible connectors.
  5. Pressure-test new pipework sections as completed (hold points recorded).

Pressure test pass is a mandatory hold point before insulating.

Boilers & primary pipework

Free-issue boilers brought in under controlled handling plan.
  1. Bring boilers into plantroom using agreed handling plan (skates / jacks / rollers); maintain exclusion zones.
  2. Position boilers on manufacturer frames; level and secure; confirm service clearances.
  3. Fabricate primary flow/return pipework between boilers, LLH and PHEX.
  4. Install isolations, balancing/commissioning sets, dirt/air separation, magnetic filtration, drains and vents.
  5. Pressure-test new pipework sections; record hold points.

No persons under suspended loads at any point during boiler positioning.

Flue system

Twin-wall stainless flue suitable for condensing operation.
  1. Confirm flue route and termination strategy; match existing termination positions where agreed.
  2. Install twin-wall stainless flue, supports, fire-rated collars and penetration seals.
  3. Provide condensate management and neutralisation where required.
  4. Remove redundant flues; make good penetrations to maintain building integrity.
  5. Inspection prior to boxing-in / making good — fire-stopping verified.

Penetration / fire-stopping inspection is a mandatory hold point before sealing.

Gas installation / modification

Gas Safe Engineers only — certification at every stage.
  1. Isolate and prove gas dead; purge per procedure.
  2. Modify existing gas manifold to suit new configuration.
  3. Install new branch lines to each module: isolations, flexible stainless connections, safety interlocks.
  4. Tightness test, purge and commission gas train to current standards (IGEM/UP/10).
  5. Complete Gas Safe certification — no introduction of gas to appliances without it.

Electrical, controls & BMS

NICEIC supplies, Hoval cascade controls, BMS interface.
  1. Install electrical supplies and local isolators for each module, pumps and ancillaries.
  2. Install containment (tray/trunking), segregation and full labelling.
  3. Connect Hoval TopTronic® E controls; configure cascade lead/lag and rotation.
  4. Interface to BMS via enable and fault relays as defined; complete functional proving.
  5. Electrical inspection, testing and NICEIC certification on completion.

BMS enable/fault proving is a mandatory hold point before commissioning.

Test, flush, dose, commission

Water clean, system stable, performance verified.
  1. Pressure test of full mechanical installation (record results).
  2. Flushing, cleaning and chemical dosing to BSRIA BG 29 and Hoval requirements.

Out-of-hours changeover

One Sunday. One shift. One signature.
  1. Agree final changeover window with Estates (notification issued in advance).
  2. Confirm temporary system stable.
  3. Execute cutover sequence: isolate temporary tie-ins → open new plant valves → bring new boilers online in sequence.
  4. Verify temperatures, pressures, flows; confirm stable operation; return system to normal control.
  5. Remove temporary connections (where applicable) and reinstate permanent configuration.

Estates witness presence required throughout the cutover window.
